Step 1
Fill Out the Form
Tell us who hired you, where the job is, and what you're doing there. Our form is built for tradespeople on a job site, not attorneys in an office. Plain language, clear fields, done in under five minutes.
Step 2
We Prepare Your Notice
SimpleNTO generates a fully compliant Notice to Owner under Florida Statute 713.06. Filled out correctly every time. No blank PDF to figure out. No second-guessing whether you did it right.
Step 3
We Handle the Mailing
We send your NTO via USPS Certified Mail to the property owner, general contractor, and every other required recipient. You get delivery confirmation when it lands. You never touch the post office.
"Finally something built for subs, not lawyers."
"I used to stress about the 45-day window. Not anymore."
"Filed in minutes. Wish I found this years ago"
"Our whole crew uses it now."
"We recommend SimpleNTO to every sub we work with."
"Certified mail handled, proof of delivery in my inbox. Done."

Built for the Field, Not a Law Office.
Plain language. Clear fields. No legal jargon. If you can fill out a work order, you can file your NTO. The whole form takes under five minutes, on your phone, from anywhere.

Used by Florida subcontractors and recommended by construction attorneys. $59 gets it done right.
No. SimpleNTO is a document preparation service. We prepare your Notice to Owner and handle certified mail delivery on your behalf. We do not provide legal advice and we are not your attorney. For legal counsel about your specific situation, please consult a licensed Florida construction attorney.
Who needs to file a Notice to Owner in Florida?
Any subcontractor, sub-subcontractor, laborer, or material supplier who does not have a direct contract with the property owner. If a general contractor or another sub hired you rather than the owner directly, you need an NTO to protect your lien rights under Florida Statute 713.06.
What is the deadline to file?
Your Notice to Owner must be served no later than 45 days from the date you first furnished labor, services, or materials to the project. Missing this deadline means losing your lien rights entirely. There are no extensions and no exceptions under Florida law.
What does the $59 include?
Everything. We prepare your state-compliant Notice to Owner, research the property owner information, and send via USPS Certified Mail to the property owner, general contractor, and all other required recipients. You receive proof of mailing and delivery confirmation. No add-ons and no hidden fees.
What if I do not know who the property owner is?
We handle that. Our team researches the property owner through county records and confirms the information with you before anything is sent. You do not need to do any title research or records lookups yourself.
